4 feet by 8 feet, 32 square feet per sheet, is the standard plywood and OSB sheet size in North America, the default here. Some specialty sheets come in other sizes, check your specific product.
What waste factor should I use?
10 percent is a reasonable default for a simple rectangular area. A roof, an area with many cutouts, or an irregular shape typically needs a higher waste factor, since sheet goods cannot always be cut with zero offcut.
Does this account for sheet orientation or seam placement?
No, this calculates total sheet count from area alone. Professional layouts often plan sheet orientation and stagger seams for structural or aesthetic reasons, which can slightly change the practical sheet count on a real job.
